Welcome to our website presenting the proposed redevelopment of Bow Common Gasworks.


Bow Common Gasworks is a 3.86 hectare site formerly used for the production and storage of gas. Changes to the way gas is produced and supplied to households means the site has been redundant for a number of years.


The London Borough of Tower Hamlets identified the need for the redevelopment of this site in 2013 to help provide much needed new homes and other community benefits. St William are the developer responsible for the regeneration of this key strategic housing site.


St William is a joint venture between the Berkeley Group and National Grid, specialising in the redevelopment of redundant gasworks sites. Our goal is to unlock some of the most technically complex regeneration sites at the heart of communities across London and the South of England, transforming them into beautiful places for people to live, work and spend time.


In January 2020, London Borough of Tower Hamlets provided a resolution to grant planning permission for the redevelopment of Bow Common Gasworks. We are now preparing to start construction of the first phase in the Summer of 2022.


The new development will provide opportunities for living, working, learning and spending time in an environment characterised by the site’s rich natural and industrial heritage. Embracing these opportunities will deliver a vibrant new neighbourhood in east London, offering approximately 1,250 new homes, jobs, 1 hectare of new public open space and an education facility, as well as improved pedestrian and cycle connections to transport links.


We aim to start construction as soon as possible. A site of this size is likely to take 10 to 12 years to develop.


We had originally intended to begin construction with the buildings closest to the railway viaduct. Following further consultation and technical assessments, we have now decided that starting with the buildings on Bow Common Lane, including the renovation of 120 Bow Common Lane, will deliver greater benefits to the local community.


We intend to submit a planning application at the end of February 2022 for the change of phasing. This change will allow us to deliver more of the public park earlier. These revisions will mean that the buildings on Bow Common Lane will be completed earlier in the delivery programme, resulting in a shorter period of construction activity disturbance to immediate neighbours.


The change in sequence will also mean the team managing Tower Hamlets Cemetery Park will have longer to use our investment for improvements to the park, benefiting local wildlife and biodiversity. To read more about the open space and biodiversity click here.
